The main reason for people to invest in property is that it provides equity growth and cash flow. The primary thing about investing in property is that it should be a long-term investment. Cash flow can be generated even by daily traders in the stock market; but equity growth is something that takes time. So, whatever property you are buying, you are bound to keep it for a long time to get a good equity growth.

For beginners, it is important to know the difference between equity growth and cash flow. If you are buying a land, you can rent it out or lease it out to a company. The rental income that you get from the land may not be big, but the equity growth in land is huge. If it’s a reasonably good area, within four years your equity would be doubled. So, if you sell your land now, it will go for double the rate with which you bought it. In case of a Commercial Property if you are building a huge commercial complex, a multi-storied building, it would take a lot of time and huge amount of money.

Once done, you can rent it out and get a big amount as rent every month, or you can lease it out to an enormous amount and invest it somewhere else. Now for a commercial property, your equity depends upon the commercial development and scope of that area. If it’s not a suitable area for a sophisticated shopping mall or clubs and high class restaurants, then the commercial aspect of your building is sure to go down, and it naturally brings down your building’s worth. At the same time, if it’s a good market for commercial aspects, then the value of your building will be sky high.

So, before investing, you need to think what kind of an income you are expecting from the property. Slow, but steady equity growth like residential property or land, or strong cash flow with commercial property, it’s totally your discretion.
