The time that you have to invest depends upon what property you choose. Generally, land is the easiest investment to make as far as the time factor is concerned, because the only thing you have to make sure is whether the area has good scope for development, as it determines your equity growth. But, when it comes to residential property or Commercial Property you have to spend a lot of time.

You have to decide upon the fact that you need immediate Cash flow or you need late, but huge cash flow. Because, land investment is small in money, and it generates a reasonably good cash flow through rentals, and the equity growth is very strong. So, if you don’t have a lot of time and money in your hands, then land investment is the best option. You can even think of building a small residential complex, which would take a few months to complete and would again generate a good cash flow and good equity growth after some time. But, when it comes to commercial complexes, it’s a completely different scenario. Imagine you are building a huge, multi-storied building for commercial purpose; you would require enormous amount of liquid cash in your hands and lots of time. So, only if you have enough time in your hands, you can think of something like that. But, the cash flow it will generate through rentals would be huge, and if you lease it, it would give an enormously huge amount for you to bank on.

The mindset of the person also plays a very important role here. Most people don’t like to take a huge risk. For a land investment or a small residential complex, the amount that you would pump in would be small, and the risk taken is also small. But, when you build a huge commercial project, the amount would be huge, and you are bound to take a certain risk. So, most people prefer to put a small amount and get reasonable returns and then sell it to get a good profit. Some people prefer to put a huge amount and to get huge returns. So, depending upon these factors, you can very well choose your type of investment.
